Rosedale's price range is wide. A modest semi-detached in North Rosedale might list between $1.8M and $2.5M. A large Victorian detached in South Rosedale, particularly on one of the ravine-edge streets, can reach $6M to $10M or beyond. The median transaction is typically somewhere between $2.8M and $3.5M, depending on the year and the composition of what comes to market.

Price per square foot is a less reliable metric here than in other Toronto neighbourhoods. Lot size, architectural significance, condition, and outlook over the ravine all move the number considerably. Two houses on the same street, similar in square footage, can transact $1M apart.

Rosedale-Moore Park typically sees between 70 and 100 freehold transactions per year. In a strong market that number edges up; in a slower one it contracts, because owners here are not forced to sell and will generally wait. The result is a market where good properties, when they do appear, attract serious attention quickly.

Active inventory at any point is usually small, somewhere between 20 and 50 listings in the entire community. Multiple offers are not uncommon on well-priced detached houses, particularly in spring and fall. Overpriced listings sit. The buyers in this market are experienced and well-advised, and they are not in a hurry.

What drives value here

In Rosedale, the three main value drivers are street, lot, and condition, roughly in that order. South Rosedale streets like Glen Road, Elm Avenue, and Crescent Road command premiums over comparable properties in North Rosedale. Ravine-facing lots and those with mature canopy add meaningfully. Interior condition matters, but buyers in this market typically expect to do work. What they will not accept is deferred structural maintenance or a house that has been over-renovated in a way that compromises its character.

The private school corridor effect is real. Proximity to Branksome Hall and The York School draws buyers with school-age children who want walkability. The Rosedale station location at the southwest corner means that some buyers prioritize south and west addresses for transit access.
